Process Overview

Oak Contracting, LLC (Oak) is experienced in construction management, general contracting, and design-build, whether it is a new replacement or a phased-occupied renovation with additions, and we have assembled a team capable of exceeding your project requirements. Our firm will provide the full range of required services during the preconstruction, construction, and post-construction phases. Our Site Project Managers will become involved immediately upon award. From day one to day done they will be the point of contact and the team leader for Oak. Under their leadership, the seasoned teams will approach projects in a manner that will facilitate the exchange of ideas between contractors, the Owner, the design team, and major stakeholders. Our team will dissect and analyze the project plans and specifications and custom-tailor a plan that will ensure success.

While tailored to each individual project, this process has a proven track record of success, having been used and refined over the years on hundreds of projects.

Construction Management Agency

Construction Management Agency is a fee-based service in which the Construction Manager (CM) is responsible exclusively to the Owner and acts in the Owner’s interests throughout each stage of the project. An agency CM does not contract with Subcontractors. The Construction Manager is genuinely part of the Owner’s team.

General Contracting

A General Contractor provides a lump sum contract amount to an owner to execute and manage the procurement of goods and services that enable the construction of a project per a Design Team. GC’s are responsible for coordinating and managing materials, activities, and personnel involved in a construction project.


Construction Management at Risk

The Construction Manager at Risk (CMr) is a project delivery method in which the owner hires a Construction Manager to act as a consultant to the project owner during preconstruction within a Guaranteed Maximum Price. During the construction phase, the CM acts as a general contractor.

Design Build

The Design-build project delivery method is where the DB team works under a single contract with the owner to provide design and construction services. The construction manager, architect, contractors, and owner work together as one team to build a project that meets or exceeds the owner's expectations.
